For builders and developers
uPVC windows for multi-residential and commercial projects
Townhouses, apartment buildings and mixed-use developments. We fabricate Schueco CT 70 windows and Schueco sliding doors at our St Marys factory, check every type on your schedule, and deliver glazed frames in the order your program needs them.
Project types
New builds and developments
We supply builders and developers building new dwellings. The window package is usually the same few types repeated many times, checked by an energy assessor, an acoustic consultant and a certifier.
Townhouses and terraces
Rows of near-identical dwellings, often with a CT 70 entrance door per unit, tilt and turn or awning windows upstairs, and a sliding or lift and slide door to the courtyard.
Apartment buildings
Larger schedules, balcony doors on every level, and facades that change spec by orientation and noise exposure. Fall protection and safety glass come up on almost every floor.
Mixed use
Apartments over shops or offices. We supply the residential windows and doors and can quote the upper-level commercial windows where uPVC suits the openings.
What matters at scale
Getting a large window package right
Schedules with many repeats
A 40-unit building might have only a dozen window types. We check each type once against Schueco's size and weight tables, then price and fabricate it as a batch, which keeps the frames identical from unit to unit. Mirrored units and handing changes are flagged on the schedule rather than discovered on site.
Staged delivery
We plan fabrication and delivery by building, stage or level, so each floor gets its windows when the openings are ready and frames don't sit on site for months. Tell us the program with the schedule.
Documentation for certifiers and consultants
Each consultant needs something different. We send the right document to the right person: WERS rating IDs for the energy assessor, sound test data for the acoustic consultant, and AS 2047 test reports, safety glass and fall protection details for the certifier.
Larger sizes and wind load
Design wind pressures rise with building height and exposure, and Schueco's maximum sash sizes shrink as the wind class rises. A CT 70 tilt and turn sash can reach 2400 mm high in the highest class Schueco tabulates (bonded glazing, heaviest steel), and 2600 mm in lower classes. White elements can be up to 7.0 m² and foiled ones 5.0 m², so large coloured windows on upper floors may need a mullion. Send us the project's wind classification or design pressures with the schedule.

Acoustic
Facades near roads, rail and aircraft
For residential development next to freeways, tollways and roads carrying more than 20,000 vehicles a day or near rail corridors, the NSW Transport and Infrastructure SEPP sets internal noise limits of 35 dB(A) in bedrooms between 10 pm and 7 am and 40 dB(A) in other habitable rooms. Under flight paths, the airport's ANEF contours and AS 2021 set the noise reduction each room needs. Either way, the acoustic consultant turns that into an Rw figure per facade, and we match the glass to it.
- CT 70 windows: tested by Schueco at up to Rw 47 dB with laminated acoustic glass. The same element tested at Rw 38, 41, 43, 45 and 46 dB with lighter glass, so you don't have to pay for the top spec on quiet elevations.
- EasySlide lift and slide doors: up to Rw 43 dB, for balconies on noisy facades.
- CT 70 doors: up to Rw 38 dB.
- SoftSlide: no Schueco sound rating. We use it on quieter elevations.
More detail is on the acoustic performance page.
Safety
Fall protection and safety glass
Openable windows. In Class 2 and 3 buildings, the NCC requires protection on bedroom windows where the floor is 2 m or more above the surface beneath (4 m for other rooms). If the openable part is less than 1.7 m above the floor, the opening has to be limited so a 125 mm sphere can't pass, or protected by a screen, and the device must resist 250 N outward. A device with a child-resistant release also needs an 865 mm barrier. We mark these openings on the schedule so the certifier can check them before we fabricate.
CT 70 gives you several ways to comply: a fixed lower pane with an opening sash above 1.7 m, a restricted opening, or the VarioTec parallel vent position, which opens the sash about 6 mm all round for ventilation and stays RC 2 when locked.
Full-height openings. Schueco makes glass (10–16 mm) and bar fall protection that mounts on CT 70 frames. It is tested to German standards, so confirm it meets the NCC on each project.
Safety glass. AS 1288 sets where glass must be safety glass: doors, glass beside doors, low-level glazing and wet areas. On a big schedule these panes are easy to miss, so we check each one and specify toughened or laminated glass where it's needed.
Why CT 70
One window system across the building
Tilt and turn, casement, awning and fixed windows, French doors and entrance doors are all made from the 70 mm CT 70 profile, so sight lines and colours match on every elevation.
Thermal
Five-chamber frame, Uf from 1.2 W/(m²K). WERS Uw down to 0.9 for fixed and 1.2 for tilt and turn windows, triple glazed.
Airtight
Two continuous gasket levels. WERS air infiltration of 0.03 L/s·m² for tilt and turn and fixed windows.
Acoustic
Up to Rw 47 dB tested, with glass chosen per facade from the acoustic report.
Security
RC 2 with safety glass and VarioTec hardware. Ground-floor units and entrance doors use the same rating.
Tilt and turn sashes are cleaned from inside, which matters on upper floors with no outside access. See the CT 70 system and energy efficiency.
Our role
Supply only, with installers we can recommend
We make the windows and doors at 21 Severn St, St Marys, glaze them, fit the hardware and deliver them to site. Your team or your window subcontractor installs them. If you need an installer, we can recommend an experienced, reputable team we've worked with for many years.
Final sizes are confirmed against site measurements before fabrication, and colours and glass are signed off by you before we order.

FAQ
Questions from builders and architects
Can you deliver a multi-residential job in stages?
Yes. We plan fabrication and delivery by building, stage or level to suit your program so each floor gets its windows when the openings are ready.
What documents do you provide for the certifier and consultants?
WERS rating IDs with Uw, SHGC and air infiltration for each window type, AS 2047 test reports on request, the Schueco sound test overview for CT 70 (up to Rw 47 dB), Uf tables and section drawings, and RC 2 details for security. Tell us who needs what and we send it with the quote.
Which windows suit a facade on a busy road or rail line?
CT 70 tilt and turn and fixed windows with laminated acoustic glass. Schueco tested a CT 70 tilt and turn element at up to Rw 47 dB. For balcony doors on those facades, EasySlide lift and slide doors reach Rw 43 dB and CT 70 doors Rw 38 dB. SoftSlide has no Schueco sound rating, so we don't put it where the acoustic report sets a high figure.
How do you deal with NCC fall protection on bedroom windows?
We mark every opening on the schedule where the NCC openable window rules may apply, so your certifier sees them before we fabricate. Depending on the opening, that means a restricted opening, a screen, a barrier, or a fixed lower pane. Schueco glass and bar fall protection can also be fitted to CT 70 for full-height openings.
Do you install on multi-residential projects?
No, we supply only. Your own team or subcontractor installs, and if you need installers we can recommend an experienced, reputable team we've worked with for many years.
Do you supply commercial buildings?
We supply the window and door package for residential and mixed-use buildings, such as apartments over shops, and for smaller commercial buildings where uPVC windows suit. Send the drawings and we'll tell you whether the openings are within the Schueco size tables.
