Councils and growth

Greater Newcastle takes in five councils: City of Newcastle, Lake Macquarie City, Maitland City, Port Stephens and Cessnock City. The NSW Government's Greater Newcastle Metropolitan Plan 2036 set housing targets of 16,800 new dwellings in Newcastle, 13,700 in Lake Macquarie and 12,550 in Maitland, so there's work across apartments, infill and greenfield estates.

In the city, the work is apartments and mixed-use buildings around the CBD and the light rail, and renovation of Victorian and Federation terraces in suburbs like Cooks Hill and The Hill. Maitland and Lake Macquarie are where the house-and-land estates are, and Lake Macquarie also has a long foreshore of waterfront homes. The NSW low and mid-rise housing policy, in force since February 2025, covers Newcastle and the Lower Hunter too.

Coastal exposure

From Stockton and Newcastle East down to Merewether and the Lake Macquarie coast, homes near the beaches take salt spray and strong onshore winds. uPVC frames don't corrode or need repainting, and CT 70's steel reinforcement is corrosion-protected and enclosed in the profile. Ask us about hardware for the most exposed elevations. Schueco's CT 70 sash limits are published per wind class, so send the site's wind classification with the schedule; AS 2047 test reports are available on request.

Local conditions

What changes the spec in the Hunter

Williamtown aircraft noise

RAAF Base Williamtown, in Port Stephens, is home to fast jets, and Defence publishes an ANEF for the base. Medowie, Raymond Terrace and Salt Ash are among the nearby populated areas. Inside the contours, AS 2021 sets the noise reduction; acoustic laminated glass in CT 70 reached Rw 47 dB in Schueco's tests.

Bushfire-prone land

The Watagan ranges west of Lake Macquarie and the bushland pockets through the region put many lots on council bush fire prone maps. The BAL is assessed per site; send it with the schedule and we'll tell you what we can supply. We make no general BAL claims.

Hot inland summers

Maitland and Cessnock get hotter summers than the coast. Our CT 70 opening windows have WERS ratings with SHGC from 0.12, so the assessor can cut solar gain on west elevations and still meet BASIX.
